How do you fix a leaky ceiling fire sprinkler head?

We have exposed fire sprinkler heads in our house. We noticed that the one in our master bath is leaking with a slow drip. Do you have to get plumber for this or is this an easy fix?

They are easy in principle. first turn off the water source. 2nd drain line. I would recommend replacing the head all together so you don’t have to distinct between the valve where the glass is or the joint above. you might try to tighten, clockwise the head prior to replacement and see if it turns tighter. if it turns then maybe it just was not really tight to begin with. once new head is installed, if you have a compressor, you can use air to see if it leaks. merely put the air on it, have a gage installed between the fire system and valve. turn off air by having a valve between sprinkler system and compressor. If the same pressure holds for a day, then you will have no water leaks. if you don’t have a compressor, then you will have to fill with water, it should be ok. make sure to use proper pipe sealant. How do I carry on the family busines?

My father owned a plumbing business for thirty years, when he died he left the family business to me. I need to know how to carry on the family business. How to find a master plumber (I know to run an add), what legal matters will I have to take care of. I know all about the business, how to do the paper work and so on. I really want to carry on the business becuase it will be a financila up for my family and it will be great to carry on a wonderful business that my father built.

Dispite your desire, if your not a master plumber you will not understand the issues from their viewpoints. Your likely hood for success as a second generation business is lower that that of starting a new business in any field in which you can not absolutely positively perform any task required by the business efficiently. The failure rate for second generation businesses is truly very very poor.

On the other hand,

This might be a great time to sell the business. Find an honest hard working plumber (possibly an employee) and make a deal. If he/she doesn't have the cash to pay, take the money over time. For sure get a good business lawyer to prepair a contract to protect your intrests. The lawyer will suggest a big down payment, but if you have the right buyer dispite his/her ability to pay you all at once and possibly not even a big down payment, you both should come out better. You also must talk to a tax advisor before making the deal because you don't want to give all the proceeds to the tax man and proper structuring of the deal can be critical.

The tax advisor can suggest appropriate places to invest the proceeds which over the short and long term will likely exceed what you might get from your dad's business with you operating it. A single managment mistake could cost you all of your dad's hard work.

I am buying a house with two full baths and one half bath. the master bath comes with jacuzzi jet.

The town water is yellowish, with sediment, and rust in the hot summer month.

How much does it cost to get licensed plumber to out in a whole house sediment filter for the water supply ?

You could do it yourself, if you are handy and can sweat pipe. A few guys at work have done the same thing. They made up a system with 2 filters. That way they could transfer the flow to one and when the filter got dirty, they close two valves and open the other two and use the second filter while they change out the first one to get it ready when the second one gets dirty. All it will cost is the 2 filters and 4 ball valves and some 90 deg elbows and a length of pipe. If this is a new house you may have the plastic pipe and that will make the job even easier.

If you get a plumber, I would guess about 3-500 in labor plus parts.
