I need a contractor to build a house.?

Posted by admin On January - 8 - 2009

I recently purchased a lot that had a house on it. The foundation and underground plumbing seem to be intact but need to be checked.

What are some of questions I should be prepared to have answers for when shopping around for a contractor?

What are some of the things I should look for in a contractor?

Most importantly………what are some of the things I should avoid?

First thing ,is he or she licensed contractor. Look for references and ask how many years in business. What kind of work have they done, foundations to finishwork all the way to roofing. Are they going to involve sub-contractors, time lines <schedules>. A laid out contract , from materials to work progress by due dates. Bonded and insured , INC. Represented by a lawyer".

If you are building a house, you want to know size, shape, levels, bed rooms, bath rooms, lay out of various rooms, roof type, style, colors, windows, doors, how big of a kitchen, how long will it take to build, permits, budget, cost, power above ground or beneath, water service, who will do what (A contract) who gets paid when what is done, what bank, what lumber yard, which appliances, exactly, outside wall finish, inside wall covering. On and on.
If you are just remodeling, similar questions need attention.

BONDED and INSURED is what you want to hear. Once you HEAR it, VERIFY IT. Bonds are typically brokered through insurance agents, so ask your guy who his agent is and check the existence of his bond and insurance.
"Thing one" to watch out for is anyone that wants money before he does any work. Do not give any contractor money until the job is completely DONE and, done to the satisfaction of the contract you signed. People get burned on this "up front" money thing ALL THE TIME, DON'T BE ONE OF THEM.
    Good luck with your house.
